Chapter 3 - The Deed of Rowan Holdings

The living room fell into an absolute, suffocating silence. Outside, the rain lashed violently against the glass, the dark waves of Lake Norman churning against the stone riprap fifty feet below the terrace.

Grant stood paralyzed. His hands remained resting on the table, his knuckles turning white as his gaze darted between David Cole and me.

“David...” Grant began, forcing an awkward, panicked chuckle from his throat. “Listen... there’s an explanation for this. This is an internal domestic negotiation between Claire and me. It has nothing to do with Cole Capital’s mezzanine investments.”

David didn't smile. He stepped up to the table, rested his fingertips on the black binder, and looked Grant dead in the eye.

“Nothing to do with Cole Capital?” David asked, his voice dripping with icy venom. “Is that what you told the accountants when you billed my firm $420,000 for ‘structural soil remediation’ on the SouthEnd mixed-use tower?”

David flipped open the first divider of the binder.

A series of high-resolution color photographs filled the top plastic sleeve:

Grant and Sabrina kissing outside a private villa in Cabo San Lucas six weeks earlier.

Sabrina boarding a chartered Citation X jet at Charlotte Douglas International Airport, paid for via a corporate credit line issued to Whitmore Development.

A scanned wire transfer authorization for $85,000 routed directly into Sabrina’s personal checking account, categorized under ‘Interior Design Staging Retainer.’

“Sabrina hasn't picked up an interior design pencil in seven years, Grant,” David said, turning his head to look at his trembling wife. “The only thing she designs is credit card debt.”

Sabrina began to shake violently, tears instantly ruining her mascara. “David, please! Grant told me you were having an affair with your vice president! He told me our marriage was over and that you were secretly hiding offshore accounts from me!”

“Grant lied to you so he could get inside your pants and inside my credit facility, Sabrina,” David replied with clinical disgust. “And you were vain enough, greedy enough, and stupid enough to believe him.”

David turned to me, offering a respectful nod. “Claire, my forensic accountants have finished matching the vendor logs. Grant diverted a total of $3.4 million from our joint development accounts over the last eleven months. Over two million of that went directly toward funding your husband’s private lifestyle with my wife.”

I picked up Grant’s leather divorce folder, looked at the signature tabs he had so carefully laid out, and tossed it into the unlit gas fireplace.

“Let’s review the reality of your evening, Grant,” I said, looking straight into his hollow eyes.

“First, you brought another man’s wife into a house that belongs to my family trust, attempting to execute an extortionate property waiver under civil duress. Second, you used stolen capital from Cole Capital to finance your infidelity. And third...”

I pointed toward the corner of the walnut bookshelf, where a tiny brass pinhole lens sat recessed between two architectural monographs.

“...you admitted on high-definition audio and video that you intentionally misrepresented the ownership of this estate to pressure me into surrendering corporate shares.”

Grant’s breath hitched in his throat. He lunged toward the shelf. “Give me that camera!”

Before he could take two strides, the heavy front double doors of the villa swung wide open.
